Owner Occupied Short-Term Rentals Open House

The City of Niagara Falls is currently exploring the potential to allow Owner Occupied Short-Term Rentals in residential areas throughout the City, as an extension of current owner occupied Bed and Breakfast permissions. The City wants to hear about your ideas and opinions prior to considering possible changes to the City’s Official Plan, Zoning By-law No. 79-200 and Licensing By-law No. 2001-031.

A Public Open House has been arranged for:

  • Date: Monday, December 9, 2024
  • Location: MacBain Community Centre, Rooms D & E, 7150 Montrose Road
  • Time: 5:30 pm - 7:30 pm
  • Presentation: 6:00 pm

The purpose of the Public Open House is to provide background on these uses, answer questions, and receive input from the community.

If you plan on attending, please register in the form below. Thank you!

An Owner Occupied Short-Term Rental is not a Vacation Rental Unit. Similar to the way an owner-occupied Bed and Breakfast operates, an Owner Occupied Short-Term Rental would be a home that is partially rented out on a short-term basis where the Owner is required to be present on-site. However, breakfast is not provided. Similar to an owner-occupied Bed and Breakfast, an Owner Occupied Short-Term Rental would be required to operate under the following conditions:

  • The owner must be present on site while it is being rented.
  • Requirement to have a License from the City of Niagara Falls.
  • Maximum permitted rental of 28 consecutive days.
  • Additional parking must be provided on-site.

The City already permits Bed and Breakfasts in residential areas throughout the City. The proposed changes would also allow Owner Occupied Short-Term Rentals in residential areas. The Public Open House will provide background information and an opportunity to provide your comments on the issue.
